Collection of Funds
Collection of Funds
With a Guest booking your property, they are required to pay the full balance at least 60 days prior to occupying the property.
Maintenance
Maintenance
We handle the maintenance for the property while it is occupied or if something is found during one of the inspections done.
Financial Reporting
Financial Reporting
You will have access to an Owners Portal, where you will be able to access your monthly statements and end of year tax documents.
Professional Photography
Professional Photography
Professional photography is not covered in the management fees. We do suggest Vacation Rental Properties to have professional photography done. If you would prefer professional photography for your property, please contact your local property management team for more details.

Is there a minimum age requirement to rent?

How do I extend my stay?
You can call the office and speak with Judy about extending your stay. -
Is there a deposit needed to reserve my stay?
When you book your reservation, a portion of the total is due at booking and the remaining balance is due 60 days prior to occupancy. -
How do I receive The Villages ID’s?
On the reservation agreement you sign, it gives you the option to select to get Villages IDs, once processed, we will inform you on where to pick them up and any additional information.

How and when do I get paid?
Owners draws are done at the end of each month. -
Where do I access my monthly reporting?
Through your owners portal, once the property is listed, you will receive a link to the portal for your property. -
Can I stay in my home when I am planning to visit?
Yes, you can block off time for your use in your owners portal. -
Can I use my own handyman?
Not when the home is occupied by a guest, you can when you occupy the home. -
Do you have a list of preferred Vendors?
You will give us a list of your preferred vendors, so we contact them if an issue arises. -

Discover The Villages
You’ve heard of it. The Villages, Florida’s friendliest hometown. Did you know though, how well placed The Villages are as a destination vacation resort? On top of all the activities inside this active adult community, a short drive in any direction will take you to a plethora of other Florida vacation destinations.
Just an hour’s drive to the West is the town of Crystal River, Florida. If you like wildlife, and water, you are in for a treat. Visitors come from all over the world in the cooler months to see the manatees. Over 75% of the US population of them reside in Crystal River in the winter. The warm water of the springs brings them in each year. You can stand on the sidewalks of the bridges and watch their underwater parades. Or you can take one of many boat tours and snorkeling tours to get up close and personal.
To the east just over an hour are the beaches of the Atlantic. Daytona Beach, Ormond, New Smyrna. To the northeast you can even visit old town St Augustine. There’s so much to do and see, you might want to make this one an overnight trip.
To the south, Disney, Seaworld, Universal Studios, Legoland, and the list goes on for world class attractions. Over to the southeast, you can also take a great carribean cruise out of Port Canaveral. To the Southwest you can visit the Hard Rock Casino in Tampa.
Before your trip, be sure to order and read Days Out in Central Florida From The Villages by Gillian Burch. It was a finalist for the 2011 Royal Palm Literary Awards.
And in just about any direction, there are fantastic outlet malls. Just had to mention it. (Sorry, guys)
